Our Custom Home Building Process

Establishing A Relationship


Florida Lifestyle Homes believes in building a strong relationship with our clients, emphasizing transparency and understanding of our custom home building process. The introductory period is an opportunity to learn about each other, ask questions and share information relevant to your custom home needs as we both work to determine if we are the right builder for you.

Starting The Process


We ask all clients to sign a “Letter of Intent” to commence preliminary design work. We will ask general questions about your desired floorplan, front elevation style and placement on the lot. Our in-house architectural designer will then begin the design of your new custom home.

Planning and Pricing


After your initial design approval, we will have you participate in a “Homeowner Specification Questionnaire” to explore desired features and finishes of your custom home. Based on your responses, as well as your approved floor plan, front elevation and site plan, we will provide you estimated pricing.

Drawing and Permitting


We will enter into a “Building Contract” which starts the production of construction drawings and truss layouts. Drawings and layouts are all submitted for review and permitting. Once this is completed, we will schedule a pre-construction meeting for you to review and approve each page of these drawings.

Construction To Completion


Once the permits are approved, we will begin construction. Florida Lifestyle Homes meets weekly to review the progress of your home and to update the construction schedule. We will assign you a project manager who will answer any questions you have regarding the progress of your custom home. Prior to the completion date, we will notify you in writing of an estimated walkthrough date and move-in date.
